RES 1227 5/7/2002 RESOLUTION:
(Dean Tract 17.42 Acres, Rezoning)
Resolution is to set a date, time and place for a City Council and a Joint City Council and Planning and
Zoning Hearing on the proposed rezoning from R-1 to R-3 Zoning of a said tract of land being of 17.42
acres situated in the B. Cannon survey, Abstract No. 95, Guadalupe County, Texas,being out of a 228.5
acre tract as recorded in Volume 1258, Page 343, Official Public Records of Guadalupe county, Texas.
NOW THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CIBOLO,
TEXAS.
Section 1. That two Public Hearings will be held to such discuss rezoning, the first being on Tuesday,
June 11, 2002 at 6:45 P.M. in the Cibolo City Hall with Cibolo City Council; and the second being a joint
public hearing with City Council and Planning and Zoning on Tuesday, June 25, 2002, at 6:45 P.M. in the
Cibolo City Hall, for the purpose of providing all interested persons the opportunity to be heard
concerning the proposed rezoning from R-1 to R-3 zoning of(17.42)acres of land by the City of Cibolo.
Section 2. The description of the 17.42 acres of land which is proposed to be rezoned R-3 is as follows:
DESCRIPTION OF AN .17.42 ACRE TRACT OF LAND
COMMENCING at a found ''/s" rebar on a common corner of said B. Cannon Survey and the James Jones
Survey, Abstract No. 194, said point being on a reentrant corner on the northeast right-of-
way line of Cibolo Valley Drive(R.O.W— 86'), Springtree Subdivision Unit 2, approved
by the City Council of the Cibolo on June 26, 2001, but unrecorded at this time, being the
northwest corner of Tract 2,a 6.137 acre tract recorded in Volume 1567, Page 444 ,
Official Public Records of Guadalupe County, Texas, being also on the southeast line of a
1.4309 acre tract recorded in Volume 998, Page 60, Official Public Records of Guadalupe
County, Texas;Thence N. 60011'52" E., departing said right-of-way line and along the
common lines of said B. Cannon and James Jones Surveys, being also the northeast line
of said Tract 2, passing a found %" rebar,the common corner of Tract 3, a 6.137 acre
tract recorded in Volume 1614, Page 266, Official Public Records of Guadalupe County,
Texas and the aforementioned Tract 2,at a distance of 342.76 feet, passing a found %"
rebar,the common corner of said Tract 3 and a remaining portion of a 39.44 acre tract,
recorded in Volume 566, page 885, Deed Records, Guadalupe County, Texas, at a
distance of 671.87 feet, passing a common corner of said remaining portion of 39.44 acre
tract, and a remaining portion of a 40.0 acre tract, recorded in Volume 544, page 693,
Deed Records, Guadalupe County, Texas; at a distance of 1054.84 feet, passing a found
''/2" rebar, a common corner of the remaining portion of said 40.0 acre tract and a 29.59
acre tract recorded in Volume 1113, page 1, Official Public Records of Guadalupe
County, Texas, at a distance of 1334.74 feet, a total distance of 2124.08 feet to a found
'/z" rebar,the northeast corner of said 29.59 acre tract, on the aforementioned common
line of said B. Cannon and James Jones Surveys, for the POINT OF BEGINNING, and
the southwest corner of this tract;
THENCE: N.29°48'03"W., with the Cibolo City Limit Line and leaving the common lines of said B.
Cannon and James Jones Surveys, crossing aforementioned 228.5 acre tact, a distance of
113 1.5 9 feet to a point on the southerly line of a 3 1.5 72 acre tract recorded in Volume
1510, Page 233, Official Public Records of Guadalupe County, Texas, for the northwest
corner of this tract;
THENCE: N.60°29'31"E., along a southerly line of said 31.572 acre tract,a distance of 675.00 feet
to a set ''/s" rebar with a Castella and Assoc. plastic cap at the base of a fence post for a
northeast corner of this tract;
THENCE: S.29°29'39"E., continuing along a southwest line of said 31.572 acre tract,a distance of
1126.72 feet to a set %" rebar with a Castella and Assoc. plastic cap at a southwest corner
of said 31.572 acre tract and the southeast corner of this tract;
THENCE: S.60°04'34"W., crossing the aforementioned 228.5 acre tract, a distance of 668.96 feet to
the POINT OF BEGINNING, and containing 17.42 acres or land, more or less.
Section 3. This resolution shall be effective immediately upon its passage and approval.
