RES 1299 12/14/2004 RESOLUTION 1 2 9 9 (Annexation and Zoning 17.875 acres) Resolution is to set a date,time and place for a City Council and a Joint City Council and Planning and Zoning Hearing on the proposed annexation and R-2 Zoning of a said tract of land being of 17.875 acres of land out of the Trinidad Garcia Survey No. 94,Abstract No. 137, Guadalupe County, Texas,and being out of and a part of a 20.000 acre tract as conveyed by Warranty Deed from Shelby J. Harris,Trustee to Jake R. Wells,Jr. and wife Nancy C. Wells,and executed on June 15, 1976 and recorded in Volume 519, Pages 264-267 of the Deed Records of Guadalupe County,Texas and more particularly described as following: NOW THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CIBOLO, TEXAS. Section 1. That two Public Hearings will be held to such discuss rezoning,the first being on Tuesday, January 11,2005 at 6:45 P.M. in the Cibolo City Hall with Cibolo City Council; and the second being a joint public hearing with City Council and Planning and Zoning on Tuesday,January 25,2005,at 6:30 P.M. in the Cibolo City Hall, for the purpose of providing all interested persons the opportunity to be heard concerning the proposed annexation and R-2 zoning of 17.875 acres of land by the City of Cibolo. Section 2. The description of the 17.875 acres of land which is proposed to be annexed and Zoned R-2 are as follows: DESCRIPTION OF AN 17.875 ACRE TRACT OF LAND BEGINNING: at a set 1/2" iron pin with plastic cap in the Northeast Right of Way Line of Town Creek Road and the Southwest line of said 20.000 acre tract and being the Southernmost corner of this parcel and being North 31 deg. 12' 23" West (all bearings in this description are referenced to Grid North of the Texas Coordinate System, Zone 4204, NAD 83, (93)), a distance of 250.04 feet from a found %" iron pin being the Southernmost corner of said 20.000 acre tract; THENCE: the following courses along the Southwest line of this parcel and said 20.000 acre tract and the Northeast Right of Way Line of Town Creek Road: (1)NORTH 31 deg. 12' 23"West,a distance of 174.08 feet to a found 1/2" iron pin being an angle point; (2)NORTH 36 deg. 46' 21"West,a distance of 211.67 feet to a found V2" iron pin being an angle point; and (3)NORTH 23 deg. 59' 05"West,a distance of 198.49 to a found V2"iron pin being the Westernmost corner of this parcel and said 20.000 acre tract and the Southernmost corner of a 8.202 acre tract as recorded in Volume 2016,Pages 417-419 of the Official Public Records of Guadalupe County, Texas; THENCE: (4)NORTH 59 deg. 06' 04"East, a distance of 1038.43 feet along the Northwest line of this parcel and said 20.000 acre tract and the Southeast line of said 8.202 acre tract to a found 1/2" iron pin being the Northernmost corner of this parcel and said 20.000 acre tract,and the Easternmost corner of said 8.202 acre tract; THENCE: (5) SOUTH 30 deg. 55' 34" East, a distance of 831.70 feet along the Northeast line of this parcel and said 20.000 acre tract and the Southwest line of a 54.60 acre tract as described in a Warranty Deed with Vendor's Lien and recorded in Volume 563, Pages 12-14 of the Deed Records of Guadalupe County, Texas,to a found 5/8" iron pin in concrete being the Easternmost corner of this parcel and said 20.000 acre tract; THENCE: (6) SOUTH 59 deg. 06' 01" West, a distance of 675.19 feet along the Southeast line of this parcel and said 20.000 acre tract and the Northwest line of an 80 acre tract as recorded in Volume 398, Pages 408-409 of the Deed Records of Guadalupe County, Texas, to a set %" iron pin with plastic cap being the Easternmost corner of a 0.25 of an acre tract as recorded in Volume 1279, Pages 761-764 of the Official Public Records of Guadalupe County,Texas; THENCE: (7)NORTH 31 deg. 28' 38" West, a distance of 250.05 feet along the Southwest line of this parcel and the Northeast line of said 0.25 of an acre tract to a set ''/z" iron pin with plastic cap being an interior corner of this parcel; THENCE: (8) SOUTH 59 deg. 06' 01" West, a distance of 362.40 feet along the Southeast line of this parcel to a set '/2" iron pin with plastic cap being the POINT OF BEGINNING,and containing 17.875 acres of land. And in addition to this 17.875 acre property annexation is Town Creek Road fronting said 17.875 acre tract and being approximately 584.25 linear feet. Section 3.
