(Rezoning 31.572 acres)
Resolution is to set a date,time and place for a City Council and a Joint City Council and Planning and
Zoning Hearing on the proposed rezoning from R-2 to C-1 Zoning of a said tract of land being of 31.572
acre tract situated in the Gustavo's Bunson Survey,Abstract No 72 out of a 206.8 acre tract conveyed to
Theodore F. Schmidt in Volume 232,page 82 of the Deed Records of Guadalupe County,Texas and more
particularly described as follows:
NOW THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CIBOLO,
TEXAS.
Section 1. That two Public Hearings will be held to such discuss rezoning,the first being on Tuesday,
November 23,2004 at 6:45 P.M. in the Cibolo City Hall with Cibolo City Council; and the second being
a joint public hearing with City Council and Planning and Zoning on Tuesday,December 14, 2004, at
6:30 P.M. in the Cibolo City Hall,for the purpose of providing all interested persons the opportunity to be
heard concerning the proposed rezoning from R-2 to C-1 zoning of 31.572 acres of land by the City of
Cibolo.
Section 2. The description of the 31.572 acres of land which is proposed to be rezoned to C-1 is as
follows:
DESCRIPTION OF AN 31.572 ACRE TRACT OF LAND
BEGINNING at a'/2"rebar found at the intersection of the southwest right-of-way line of Dean Road
(Road No. 377)and the southeast line of the 206.8 acre tract for eh east corner of this tract, situated for
reference S29°08'21"E, 747.90 feet, S28133'26"E, 176.57 feet, S29°06'23"E,925.46 feet and
S28053'02"E,479.74 feet from a 5/8 rebar found at the intersection of the southwest line of Dean Road
(Road No. 377)with the southeast line of Old Weiderstein Road(Road No. 382);
THENCE, S60000'00"W, 1451.27 feet with the southeast line of the 206.8 acre tract to a fence corner
post found for a corner of the 206.8 acre tract an this tract;
THENCE,N 29059'33"W, 1126.72 feet with a fence and the southwest line of the 206.8 acre tract and
this tract to a fence corner post found for an interior corner of the 2061.8 acre tract and this tract;
THENCE, S59059'37"W, 764.35 feet with a fence and a southeast line of the 206.8 acre tract and this
tract to a 3/8"rebar found for a corner of this tract and the east corner of a 10.00 acre tract recorded in
Volume 657,Page 590, Official Records,Guadalupe County,Texas;
THENCE,N29045'43"W,487.15 feet with a portion of the northeast line of the 10.00 acre tract to a'/2"
rebar with a yellow plastic cap stamped"Ford Eng.,Inc" set for the west corner of this tract and the south
corner of a 17.08 acre tract recorded in Volume 873,Page 801, Official Records,Guadalupe County,
Texas,situated for reference S 29045'43"E, 736.04 feet from a 3/8"rebar found in the southeast line of
Old Weiderstein Road for the west corner of the 17.08 acre tract;
THENCE,N6003 1'20"E, 1018.77 feet with the southeast line of the 17.08 acre tract to a%"rebar, found
in the southwest line of a 3.039 are tract recorded in Volume 1002,Page 484, Official Records,
Guadalupe county,Texas,for a corner of this tract and for the east corner of the 17.08 acre tract;
THENCE, S 30052'49"E, 174.64 feet with the southwest line of the 3.039 acre tract to a fence corner
post found for the south corner of the 3.039 acre tract and an interior corner of this tract;
THENCE,N61011'26"E, 865.91 feet with the southeast line of the 3.039 acre tract and the southeast lines
of the following three parcels, 6.50 acres recorded in Volume 1158,page 718,4.00 acres recorded in
Volume 656,Page 283, 5.00 acres recorded in Volume 869,page 476, Official Records, Guadalupe
County, Texas,to a %Z"rebar found for the east corner of the 5.00 acre tract,the south corner of a 1.476
acre tract recorded in Volume 1136,Page 60, Official Records, Guadalupe County, Texas,the west corner
of a 5.638 acre tract recorded in Volume 1245,Page 487, Official Records, Guadalupe County,Texas,
and the north corner of this tract;
THENCE, S29°01'51"E, 524.72 feet with a southwest line of the 5.638 acre tract to a %2"rebar found in
the northwest line of a 20.00 acre tract recorded in Volume 1158,page 102, Official Records, Guadalupe
County, Texas,for a corner of the 5.638 acre tract and this tract;
THENCE, S60000'00"W, 746.25 feet with the northwest line of the 20.00 acre tract to a %2"rebar found
for an interior corner of this tract and the west corner of the 20.00 acre tract;
THENCE, S30000'00"E, 857.25 feet with southwest line of the 20.00 acre tract to a ''/s"rebar found for
an interior corner the south corner of the 20.00 acre tract'
THENCE,N60000'00"E, 1082.02 feet with the southeast line of the 20.00 acre tract parallel to and 30
feet northwest of the southeast line of the 206.8 acre tract to a''/z"rebar found in the southwest line of
Dean Road(No. 3 77)for the east corner of the 20.00 acre tract and for a corner of this tract;
THENCE, S28053'02"E,30.00 feet with the southwest line of Dean Road(No.377)to the POINT OF
BEGINNING and containing 31.572 acres of the land according to a survey made under my supervision.
Section 3. This resolution shall be effective immediately upon its passage and approval.
