(Kardys Annexation and R-2B Zoning)
Resolution is to set a date,time and place for a City Council and a Joint City Council and Planning and
Zoning Hearing on the proposed annexation and R-2B zoning of land being a 55.7729 acres of land out
of a certain 100.00 acre tract out of the Simon Cockrill survey No. 77,abstract No. 96, and the A. S.
Lewis survey No. 78,abstract No.216, City of Cibolo,as recorded in volume 1037,Page 739-749 of the
official records of Guadalupe County,Texas.
NOW THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CIBOLO,
TEXAS.
Section 1. That two Public Hearings will be held to such discuss rezoning,the first being on Tuesday,
October 14,2003 at 6:30 P.M. in the Cibolo City Hall with Cibolo City Council; and the second being a
joint public hearing with City Council and Planning and Zoning on Tuesday,October 28,2003,at 6:30
P.M. in the Cibolo City Hall, for the purpose of providing all interested persons the opportunity to be
heard concerning the proposed annexation and R-2B zoning of 55.7729 acres of land by the City of
Cibolo.
Section 2.The description of the 55.7729 acres of land which is proposed to be annexed and zoned R-2B
is as follows:
BEGINNING: At a'h"iron pin found for the most westerly corner of said 100.00 acre tract,
being on the northwest line of the Simon Cockrill Survey No.77 as recorded in
Volume 214,Page 520 Deed Records of Guadalupe County, Texas; said point
being located N 29'04'17"W 1193.21 from the most northerly corner of Lot 16,
Block 21,Falcon Ridge,Unit 4, a subdivision recorded in Volume 6 Page 531 of
the Plat Records of Guadalupe County,Texas,
THENCE: N 60011'23"E 971.69 feet along the northwest line of the Simon Cockrill Survey
No.77,to a''/z"iron pin found for a corner, said line described above also being
the southern boundary line of Deer Creek Subdivision and being the northeast
corner of the Simon Cockrill Survey No. 77,
THENCE: Continuing along said north line of the Simon Cockrill Survey No.77, S
29°11'41"E 2425.51 feet to a%i'iron pin with"MBC"cap set for a corner, said
corner being the northeast corner of the above referenced 55.7729 acre tract,
THENCE: S 61034'12"W 319.36 to a'/2" iron pin with"MBC"cap set for a point of
curvature,
THENCE: Along a curve to the left having a radius of 420.00 feet,a central angle of
30°38'28",an arc length of 224.61 feet,a tangent length of 115.06 feet, and a
chord which bears S 46°14'58"W 221.94 feet to a '/z" iron pin with"MBC"cap
set for a point of tangency,
THENCE: S 30055'43"W 153.35 feet to a%" iron pin with"MBC"cap set for a point of
curvature,
THENCE: Along a curve to the right having a radius of 520.00 feet,a central angle of
30000'00",an arc length of 272.27 feet,a tangent length of 139.33 feet,and a
chord which bears S 45°55'43"W 269.17 feet to a '/2" iron pin with"MBC"cap
set for a point of tangency,
THENCE: S 60055'43"W 50.00 feet to a''/2"iron pin with"MBC"cap set for a corner, said
corner being the most southwesterly corner of the herein described tract,and

being located on the northeastern boundary of Falcon Ridge Unit-1,as recorded
in Volume 006,page 408-409,Plat Records of Guadalupe County, Texas,
THENCE: N 29004'17"W 2611.98 feet to the POINT-OF-BEGINNING and containing
48.9014 acres of land.
Section 3. This resolution shall be effective immediately upon its passage and approval.
