Springtree Re-Zoning from R-2 to R-3 (13.891 acres)
Resolution to set a date,time and place for a Joint City Council and Planning and Zoning Joint Hearing
on the proposed Rezoing(from R-2 to R-3)tract of land being 13.891 acres of land in Guadalupe County,
Texas,being out of a remaining portion of a 92.371 acre tract of land described in Volume 998,Page 60,
Official Public Records,Guadalupe County,Texas
NOW THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CIBOLO,
TEXAS.
Section 1. That Joint two Public Hearings will be held to such discuss the Re-Zonning from R-2 to R-3,
the first being on Tuesday,April 8,2003 at 6:30 P.M. in the Cibolo City Hall; and the second being held
on Tuesday,April 22,2003,at 6:30 P.M. in the Cibolo City Hall,for the purpose of providing all
interested persons the opportunity to be heard concerning the proposed changed zoning from R-2 to R-3
of 13.891 acres of land by the City of Cibolo.
Section 2.The description of the 13.891 acres of land which is proposed to change Zoning from R-2 to R-
3 is as follows:
BEGINNING at a point at the most northerly end of the northeasterly right-of-way line of Cibolo
Valley Drive(R.O.W. 86'),shown on the plat of Springtree Subdivision Unit 2,recorded
in Volume 6,Pages 467-468,Plat Records,Guadalupe County,Texas,also being the
most southerly comer of a 63.325 acre tract of land described in Volume 1609,Page 724,
Official Public Records,Guadalupe County,Texas,for the POINT OF BEGINNING,and
the most westerly comer of this tract;
THENCE N. 600 37' 14" E.,coincident with the common line of said remaining portion of the
92.371 acre tract and said 63.325 acre tract,a distance of 786.55 feet to a point at the
west comer of a 228.5 acre tract of land described in Volume 1258,Page 343,Deed
Records,Guadalupe County,Texas,for the most northerly comer of this tract;
THENCE S.29117'51"E.,coincident with the common line of said remaining portion of the
92.371 acre tract and said 228.5 acre tract,a distance of 943.24 feet to a point at the north
comer of a 1.4309 acre tract of land described in said Volume 998,Page 60,Deed
Records,Guadalupe County,Texas,for the most easterly comer of this tract;
THENCE S. 591 48'02"W.,coincident with the common line of said remaining portion of the
92.371 acre tract and said 1.4309 acre tract,passing at a distance of 361.88 feet the west
comer of said 1.4309 acre tract,and continuing a total distance of 370.45 feet to a point
on the aforementioned northeasterly right-of-way line of Cibolo Valley Drive,for the
most southerly comer of this tract;
THENCE coincident with the common line of said remaining portion of the 92.371 acre tract and
said northeasterly right-of-way line of Cibolo Valley Drive,the following courses:
N. 610 45' 11" W.,a distance of 581.60 feet to a point,for a point of curvature;
Curving to the right,having a radius of 657.00 feet,a central angle of 310 42'32",an arc
length of 363.60 feet,a chord bearing of N.45°53'54" W.,and a chord distance of
358.98 feet,for a point of tangency; and
N.300 02'38"W.,a distance of 113.18 feet to the POINT OF BEGINNING and
containing 13.891 acres of land,more or less.
Section 3. This resolution shall be effective immediately upon its passage and approval.
