Springtree Re-Zoning from R-2 to R-3 (12.823 acres)
Resolution to set a date,time and place for a Joint City Council and Planning and Zoning Joint Hearing
on the proposed Rezoning(from R-2 to R-3)tract of land being 12-823 acres of land in Guadalupe
County, Texas,being out of a remaining portion of a 92.3 713icre tract of land described in Volume 998,
Page 60, Official Public Records,Guadalupe County, Texas.
NOW THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CIBOLO,
TEXAS.
Section 1. That Joint two Public Hearings will be held to such discuss the Rezoning from R-2 to R-3,the
first being on Tuesday,April 8,2003 at 6:30 P.M. in the Cibolo City Hall;and the second being held on
Tuesday,April 22,2003,at 6:30 P.M. in the Cibolo City Hall,for the purpose of providing all interested
persons the opportunity to be heard concerning the proposed changed zoning from R-2 to R-3 of 12.823
acres of land by the City of Cibolo.
Section 2.The description of the 12.823 acres of land which is proposed to change Zoning from R-2 to R-
3 is as follows:
BEGINNING at a point at the most northerly end of the southwesterly right-of-way line of Cibolo
Valley Drive(R.O. W. 86'), shown on the plat of Springtree Subdivision Unit 2,recorded
in Volume 6,Pages 467-468,Plat Records, Guadalupe County, Texas,also being the
most easterly comer of a 31.185 acre tract of land described in Volume 1609,Page 724,
Official Public Records,Guadalupe County,Texas,for the POINT OF BEGINNING
and the north comer of this tract;
THENCE coincident with the common line of said remaining portion of the 92.371 acre tract and
said southwesterly right-of-way line,the following courses:
S.300 02'38"E.,a distance of 114.00 feet to a point,for a point of curvature;and
Curving to the left,having a radius of 743.00 feet,a central angle of 25°05'48",an arc
length 325.45 feet,a chord bearing of S.42°35'32"E.,and a chord distance of 322.85
feet to a point,for the end of this curve and the most easterly comer of this tract;
THENCE departing said southwesterly right-of-way line,crossing said remaining portion of the
92.371 acre tract,the following courses:
S.34°40'32"W.,a distance of 170.27 feet to a point,for the beginning of a non-tangent
curve and a reentrant comer;
Curving to the left,having a radius of 913.00 feet,a central angle of 01°44'59",an arc
length of 27.88 feet,a chord bearing of S. 56° 11'58"E.,and a chord distance of 217 .88
feet to a point,for the end of this curve and a comer of this tract;
S.32°5533" W.,a distance of 120.00 feet to a point,for a comer;
N.55°14'29" W.,a distance of24.05 feet to a point,for a reentrant comer; S.22°32'26"W.,
a distance of 344.59 feet to a point,for an angle point;
S.42°51'05"W.,a distance of 171.24 feet to a point,for an angle point;
S. 60°51 '01"W., a distance of 50.00 feet to a point, for a reentrant comer;
S.29°08'59"E.,a distance of 21.28 feet to a point,for a comer;and
S. 60°51'01"W.,a distance of 119.87 feet to a point on the northeasterly line of Block 4,
Wynn Brook Subdivision Unit 1, recorded in Volume 6,Page 385-386,Plat
Records,Guadalupe County,Texas,for the south comer of this tract;
THENCE N.290 07 '58" W., coincident with the common line of said remaining portion of
the 92.371 acre tract and the northeasterly line of said Wynn Brook Subdivision
Unit 1, a distance of 845.89 feet to a point on the southeasterly line of the
aforementioned 31.185 acre tract,for the west comer of this tract;
THENCE N.60'31'27"E.,coincident with the common line of the aforementioned 92.371 acre
tract and said 31.185 acre tract,a distance of 782.79 feet to the POINT OF
BEGINNING and containing 12.823 acres of land,more or less.
Section 3. This resolution shall be effective immediately upon its passage and approval.
