1. Call to Order — Meeting was called to order by Chairman Hale at 6:31 pm.
2. Roll Call — Members Present: Ms. Hale, Mr. Felder, Mr. Carlton, Mr. J. Hicks, Mr. Dufresne, Mr. Benson, Mr. Moraes and
Mr. M. Hicks; Staff Present: Mr. Klein, Ms. Gonzales, Mr. Dale and Ms. Cimics
3. Moment of Silence — Chairman Hale requested a Moment of Silence.
4. Pledge of Allegiance — All in attendance recited the Pledge of Allegiance.
5. Citizens to be Heard
This is the opportunity for visitors and guests to address the Planning and Zoning Commission on any issue. Planning and
Zoning Commission may not debate any non -agenda issue, nor may any action be taken on any non -agenda issue at this time
however the Planning and Zoning Commission may present any factual response to items brought up by citizens.
No citizens spoke at this time.
6. Public Hearing
A. The City of Cibolo Planning and Zoning Commission will hold a public hearing to hear public testimony regarding an
update to the City of Cibolo Sign Ordinance.
Mr. Dale the Assistant Planner went over the changes to the Cibolo Sign Ordinance with the Planning and Zoning
Commission. Chairman Hale opened the Public Hearing at 6:35 pm. No citizens wish to speak and Chairman Hale
closed the Public Hearing at 6:36 pm.
Consent Agenda
A. Approval of the minutes of the October 19, 2016 Planning & Zoning Meeting.
Mr. J. Hicks made the motion to approve the consent agenda. Motion was seconded by Mr. Dufresne. For: All; Against:
None. Motion carried 7 to 0.
8. Discussion/Action Items
A. Discussion/Action regarding the Preliminary/Final Replat of Cibolo Industrial Park Unit 1.
Item was briefed by City Planner Ms. Gonzalez. Mr. Dufresne made the motion to approve the Preliminary/Final Replat
of Cibolo Industrial Park Unit 1. Motion was seconded by Mr. J. Hicks. For: All; Against: None. Motion carried 7 to 0.
B. Discussion/Action regarding the Final Plat of Landmark Pointe Subdivision Unit V.
This item was brief by Mr. Klein. Mr. Carlton made the motion to approve the Final Plat of Landmark Pointe
Subdivision Unit V. Motion was seconded by Mr. J. Hicks. For: All; Against: None. Motion carried 7 to 0.
C. Discussion/Action regarding a commercial sign variance application for certain real property located at 200 North Main
Street, also known as Shops at the Mill.
P&Z received a briefing from Mr. Dale on this item. Mr. Dufresne made the motion to approve the commercial sign
variance application for certain real property located at 200 North Main Street, also known as Shops at the Mill. Motion
was seconded by Mr. Benson. For: All; Against: None. Motion carried 7.t 0.
D. Discussion/Action and recommendation to the City Council regarding an update to the City of Cibolo Sign Ordinance.
Mr. Dale briefed this item to the Planning & Zoning Commission. Mr. Dufresne made the recommendation to City
Council to approve the update to the City of Cibolo Sign Ordinance. Motion was seconded by Mr. J. Hicks. For: All;
Against: None. Motion carried 7 to 0.
E. Discussion and Presentation regarding an update to the City of Cibolo Community Development Fee Schedule —
Ordinance 1049.
Staff is working on combining all fees into one Fee Schedule. This item will be brought to the Planning & Zoning
Commission at a future date.
9. UDC, CIP, Master Plan and Staff Updates. — Ms. Gonzalez gave an update on the Master Plan Committee. They had met
and forwarded to City Council the updated Master Plan for adoption at the City Council Meeting of November 15, 2016. The
UDC will start to meet in early 2017. City Council will be making appointments to this committee in December and January.
10. Items for future agendas. — Items request for future agenda are: Planner Association Conference Information, Sign Ordinance
and fees
11. Adjournment. — Mr. J. Hicks made the motion to adjourn the meeting at 7:06 pm. Motion was seconded by Mr. Carlton.
For: All; Against: None. Motion carried 7 to 0.
