ORD 222 12/04/1975 • ORDINANCE NO. 222 THE STATE OF TEXAS COUNTY OF GUADALUPE X CITY OF CIBOLO Be it enacted by the City of Cibolo, Texas, an incorporated city c" the of the State of Texas, that the property owned by the City of Cibolo as fully described on the attachment hereto shall be transferred to the Cibolo State Bank or to such person as said Bank may direct, said con- veyance of said property being made as part of the purchase price of certain other property by the City of Cibolo from the Cibolo State Bank, and for this purpose the Mayor of the City of Cibolo, Frederick S. Schlather, is hereby authorized and directed to execute a warranty deed of the property described in the attachment hereto . PASSED AND APPROVED this )4th day of December, 1975. F. S. County of Guadalupe, State of Texas, all that certain TRACT I: lot or parcel of land lying and being in the County of Guadalupe and State of Texas, and being a part of the W. D. MILLER Survey and a part of the land con- veyed to John Hicks, C.A. Krueger and Fritz Klein on January 10th, 1908 by C. Fromme and wife Laura Fromme, and recorded in Guadalupe County Records in Volume 30, on page 100, and for metes and bounds is more fully described as follows: BEGINNING 3)4 feet, north from a stake in the division line of the W. D. Miller, and A.S. Lewis Surveys, which is also the west corner of a 32 acres tract of said W.D. Miller Survey conveyed to the German Lutheran Church by George Schlather and wife, and being at a point in the middle of the Cibolo-Selma Road; THENCE East at right angles ninety five (95) feet to a stake; THENCE, South, parallel with the east line of said road, twenty eight (28) feet to the division line between our land, and the 32 acres of land, owned by the German Lutheran Church; THENCE,West with said division line, ninety four and one-half(9)4.2) the W.D. Miller and A.S.Lewis Surveys to a stake, the west corner of the 32 acre tract of the German Lutheran Church; THENCE, North alone said road, thirty-four (3)4) feet to the place of BEGINNING, and being the same property conveyed by deed dated Feb. 13, 191)4, executed by Arthur G. Schraub et ux to the Cibolo Bank, and recorded in Vol. )42, page 363 of the Deed Records of Guadalupe County, Texas. TRACT II: A 0.017 acre (750 square feet) parcel of land situated in the town of Cibolo being out of the W. D. Miller Survey, Guadalupe County, Texas; being out of the Westerly part of a 32 acre tract conveyed by George Schlather and Wilhelmine Schlather to the German Lutheran Evangelical Church by Deed recorded in Book 0, pages )4)45 and )4)46, Guadalupe County Deed Records; BEGINNING at an iron pin set at the Westerly corner of this parcel on the recog- nized Northeast right-of-way line of F.M. 1103 (Cibolo-Selma Road) and on the division line of said 31/2 acre tract and the Cibolo Bank tract conveyed by Arthur G. Schraub and Wilhelmine Schraub to the Cibolo Bank by Deed recorded in Volume )42, Pages 363 and 364, Guadalupe County Deed Records, said corner bearing N. 58° 12' E. along said division line, a distance of 21 .5 feet from the common corner of said 32 acre tract and the Cibolo Bank tract on the centerline of F.M. 11')03, said centerline also being the common line of the W.D. Miller Survey and the A.S. Lewis Survey; and said westerly corner of said 0.017 acre tract bearing N. 30° 09' W. along the recognized Northeast right-of-way line of F.M. 1103, a distance of 239.62 feet from the intersection with the Northwest right-of-way line of F.M. 78; THENCE N. 58°12' E. along said division line of the 32 acre tract and the Cibolo Bank Tract, a distance of 68.2 feet to an iron pin set at the most Easterly corner of said Cibolo Bank tract for the most Northerly corner of this parcel; THENCE S. 30°09' E. parallel to the centerline of F.M. 1103, a distance of 1)4.0 feet to an iron pin set at the most Easterly corner of this parcel; THENCE S. 6301)4' 30" W. a distance of 68 .29 feet to an iron pin set at the most Southerly corner of this parcel on the said recognized Northeast right-of-wayline of F.M. 1103; THENCE N. 30°09' W. along said recognized Northeast right-of-way line of F.M. 1103 parallel to and at a perpendicular distance of 21 .5 feet Northeast of said center- line of F.M. 1103, a distance of 8.0 feet to the place of BEGINNING, and containing 0/017 acre of land (750 square feet) , and conveyed by ST. Paul United Church of Christ by deed dated August 19, 1965 in volume 391 , page 209, Deed Records, Guadalupe County, Texas . This conveyance is made and received subject to all of the reservations, covenants, conditions, restrictions, and easements that are valid, existing and properly of record.
