AN ORDINANCE ESTABLISHING ZONING CLASSIFICATION FOR A 1.964
ACRE TRACT OF LAND OWNED BY AUSTOFIELD PARTNERS NO. 1, 11, 111
LTD. TO BE RE-ZONED FROM C-1 TO C-1R.
THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CIBOLO:
Section 1. Whereas two Public Hearings were held to discuss such rezoning, the first
being on Tuesday, February 21, 2006 at 7:00 P.M. in the Cibolo City Hall; and the
second being on Tuesday,February 28,2006, at 7:00 P.M. in the Cibolo City Hall, for the
purpose of providing all interested persons the opportunity to be heard concerning the
proposed rezoning from C-1 to C-1R zoning of 1.964 acres of land by the City of Cibolo.
Section 2. And whereas the description of the 1.964 acres of land which is to be rezoned
to C-1R is as follows:
DESCRIPTION OF 1.964 ACRE TRACT OF LAND
1.964 acres (85,551.84 square feet) of land out of the Trinidad Garcia Survey, Abstract
137, City of Cibolo, Guadalupe County, Texas, said 1.964 acres being out of a 58.2 acre
tract as recorded in Volume 515, Page 510 of the Deed of Records of Guadalupe County,
Texas, and said 1.964 acre being further described as follows:
BEGINNING: At a found 1/2 " iron pin in the Southeast boundary line of said
Mathias Lindenburg Survey and being the Easternmost corner of a
103 acre tract as described in a Trustee's Deed and recorded in
Volume 1037,Page 739-743 of the Official Public Records of
Guadalupe County, Texas, and also being the Southernmost corner
of this parcel:
THENCE: (1)NORTH 29 deg. 50' 36" West(all bearings in this description
are based on Grid North of the Texas Coordinate System, Zone
4204,NAD 86, (93)), a distance of 421.80 feet along the
Southwest line of this parcel and said 315 acre tract, and the
Northeast line of said 103 acre tract to a point being the
Westernmost corner of this parcel;
THENCE: The following courses along the Northwest line of this parcel:
(2) NORTH 41 deg. 39' 24" East, a distance of 1604.83 feet to an
angle point; and
(3) NORTH 59 deg. 09' 29" East, a distance of 1337.60 feet to a
point in the Southwest Right of Way Line of Town Creek Road
and being the Northernmost corner of this parcel;
THENCE: (4) SOUTH 30 deg. 50' 31" East, a distance of 400,00 feet along
the Northeast line of this parcel and the Southwest Right of Way
Line of Town Creek Road to a found 1/2" iron pin being the
Easternmost corner of this parcel;
(5) SOUTH 59 deg. 09' 29" West, a distance of 1276.03 feet to an
angle point;
(6) SOUTH 41 deg. 39' 24" West, a distance of 1677.10 feet to a
point being the POINT OF BEGINNING, and containing 27.069
acres of land.
Section 3: And whereas this ordinance shall take effect immediately upon it passage and
approval.
