AN AMENDMENT TO ORDINANCE#609,ZONING ORDINANCE ON THE REZONING OF THE
HEREIN AFTER DESCRIBED IN THE CITY OF CIBOLO,TEXAS.
WHEREAS,a petition for rezoning has been heretofore filed by Mr.Lewis C.Borgfelds,being the
owners of certain land in jurisdiction of the City of Cibolo,Guadalupe County,Texas said land being
described in paragraph 1 below,and
WHEREAS,said petition in form and substance,fully complies with all of the provisions of Section
43.028,Local Government Code,V.A.T.S. and
WHEREAS, said tract of land be rezoned from R-1 to R-2B in the City of Cibolo;
WHEREAS,the City Council is of the opinion that said petition should be granted and that such tract of
land should be rezoned in the City;NOW THEREFORE:
BE IT ORDAINED BY THE CITY COUNCIL pF THE CITY OF CIBOLO,TEXAS
1. That the following described property,to wit: 160.730 acres of land out of the Mathias Lindenburg
Survey,Abstract No.215,Guadalupe County,Texas,and the Trinidad Garcia Survey No. 94,Abstract
No. 137,Guadalupe County,Texas,and being out of and a part of a 315 acre tract as conveyed by Deed
from Hugo O.Borgfeld and Irma L.Borgfeld to grandson Lewis C.Borgfeld,executed on May 31, 1968,
and recorded in Volume 409,Pages 436-438 of the Deed Records of Guadalupe County,Texas, said
160.730 acres of land being more being more particularly described as follows:
BEGINNING: at a point in the Southwest boundary line of said 315 acre tract and being North
29 deg. 50' 36" West, a distance of 421.80 feet from a found 1/2" iron pin in the
Southwest boundary line of said Mathias Lindenburg Survey and being the
Easternmost corner of a 103 acre tract as described in a Trustee's Deed and
recorded in Volume 1037, Pages 739-743 of the Official Public Records of
Guadalupe County, Texas, said point also being the Southernmost corner of this
parcel;
THENCE: (1)NORTH 29 deg. 50' 36" West (all bearings in this description are based on
Grid North of the Texas Coordinate System, Zone 4204, NAD 86, (93)), a
distance of 2427.85 feet along the Southwest line of this parcel and said 315 acre
tract, and the Northeast line of said 103 acre tract to a found %z" iron pin being
the Westernmost corner of this parcel and the Southernmost corner of a 20.000
acre tract as recorded in Volume 804, Pages 505-510 of the Deed Records of
Guadalupe County,Texas;
THENCE: the following courses along the Northwest line of this parcel:
(2)NORTH 60 deg. 04' 26"East,a distance of 1064.36 feet to an angle point;
(3)NORTH 29 deg. 53' 51" West, a distance of 641.72 feet to an angle point;
and
(4) NORTH 58 deg. 30' 31" East, a distance of 1751.14 feet to a point in the
Southwest Right of Way Line of Town Creek Road and being the Northernmost
corner of this parcel;
THENCE: (5) SOUTH 30 deg. 50' 31"East, a distance of 2589.33 feet along the Northeast
line of this parcel and the Southwest Right of Way Line of Town Creek Road to a
point being the Easternmost corner of this parcel;
THENCE: the following courses along the Southeast line of this parcel:
(6) SOUTH 59 deg. 09' 29" West, a distance of 1337.60 feet to an angle point;
and
(7) SOUTH 41 deg. 39' 24"West, a distance of 1604.83 feet to a point being the
POINT OF BEGINNING,and containing 160.730 acres of land.
2. The City Council approved rezoning on January 25,2005.
3. This ordinance shall take effect immediately upon passage and approval.
