AN ORDINANCE ESTABLISHING ZONING CLASSIFICATION FOR A
2.0 ACRE TRACT OF LAND OWNED BY LIVE OAK CONGREGATION
OF JEHOVAHS WITNESSES TO BE RE-ZONED FROM COMMERCIL
LIGHT (C-1) AND RESIDENTIAL SINGLE FAMILY-LOW DENSITY (R-
1) TO PLACES OF ASSEMBLY (AS); PROVIDING AN EFFECTIVE
DATE.
NOW, THEREFORE: BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CIBOLO, TEXAS:
SECTION I.
Whereas two public hearings were held to discuss such rezoning, the first being on
Tuesday, September 16, 2008 at 7:00 p.m. in the Cibolo City Hall; and, the second being on
Tuesday, October 14, 2008 at 7:00 p.m. in the Cibolo City Hall, for the purpose of providing all
interested persons the opportunity to be heard concerning the proposed rezoning 2.0 acres from
C-1 and R-1 to AS by the City of Cibolo.
SECTION II.
And whereas the description of the 2.0 acres of land which is to be rezoned to AS is
described in Exhibit "A" (metes and bounds) and Exhibit "B" (survey exhibit), attached hereto
and made part of this ordinance.
SECTION HI.
This Ordinance shall take effect immediately upon its passage.
PASSED,APPROVED, AND ADOPTED THIS 14TH DAY OF OCTOBER, 2008.

METES AND BOUNDS DESCRIPTION
A 2.00 acre tract of land out of a 7.205 acre tract as described in Volume 1110, Page 593 of the Deed
Records of Guadalupe County, Texas, being out of the A. S. Lewis Survey No. 78, Abstract No. 216,
Guadalupe County, Texas, and being more particularly described from survey completed June 12,
2004 as follows:
Commencing for a POINT OF BEGINNING at a 5/8" iron pin found on the south right of way line of
Borgfeld Road (60-foot right of way), being the point of curvature of a curve return from said south
right of way line to the west right of way line of Dobie Boulevard (86-foot right of way at this point) as
shown on plat of Dobie Heights and recorded in Volume 4, Page 376 of the Plat Records of Guadalupe
County, Texas;
THENCE along said curve return, being a curve to the right having a radius of 15.00 feet, a central
angle of 90 deg. 00' 00", a chord bearing of S. 53 deg. 57' 05" E. and a chord of 21.21 feet, for a curve
length of 23.56 feet to a 5/8" iron pin found at the point of tangency on said west right of way line of
Dobie Boulevard;
THENCE S. 08 deg. 57' 05" E. along said west right of way line for 85.00 feet to a 5/8" iron pin found
at the point of curvature of a curve to the left;
THENCE, continuing along said west right of way line and along said curve to the left, having a radius
of 434.66 feet, a central angle of 32 deg. 42' 00", a chord bearing of S. 25 deg. 09' 56" E. and a chord
of 244.72 feet, for a curve length of 248.07 feet to a 5/8" iron pin set for the southeast corner of this
tract;
THENCE, departing said west right of way line, S. 81 deg. 02' 55" W. for 335.93 feet to a 5/8" iron
pin set on the west line of said 7.205 acre tract for the southwest corner of this tract;
THENCE N. 01 deg. 12' 52" W. along the west line of said 7.205 acre tract for 267.56 feet to a 5/8"
iron pin found on said south right of way line of Borgfeld Road, for the northwest corner of this tract;
THENCE N. 81 deg. 02' 55" E. along said south right of way line for 207.09 feet to the Point of
Beginning, and containing 2.00 acres of land.
