PLANNING AND ZONING COMMISSION MEETING

1 . CALL TO ORDER: 7:00 PM Chairman Jeff Miller

3. APPROVAL OF MINUTES: Ken Nichols (A.J. Martin) moved that minutes
of May 9, 1983 meeting be approved. All approved.
4. BUSINESS AT HAND:
A. Mr. Neil Fischer appeared for Mr. William A. Swinney and presented
plat for development of 71 .326 acres (Amacker land) .
The property being developed will have access from Borgfeld Road and
consist of multi-family and single-family dwellings built in
accordance with our sub-division ordinance . No variances are being
requested, lots will be standard size, as small as possible and
stay within with ordinance requirements . There will be an area
set aside for community service center: i.e., convenience store,
cleaners, etc .
The area on FM 78 will be reserved for industrial development.
Ken Nichols expressed concern about having only one main entrance
in and out of property.
Ken Nichols (Jeff Miller) moved that plat be accepted with provision
that plat be presented to our engineer for approval and for
engineer`s comments relative to entrance on Borgfeld Road. All
members approved with exception of Mr. E.C. Wiederstein who abstained, saying
he would like to know more about the pro ject. Motion carried.
B. Preliminary plat for proposed subdivision of 121 .8 .6 acres, owned
by Penta Development Corp. was submitted by Lawrence P. Mosher.
Property is located north and east of Dobie Middle School. Upon
completion property will contain multi-family and single family
dwelling for approximately 2,500 people . Houses are to be in the
1160 to $80thousand range and VA or FHA approved. The property
will be accessible from Borgfeld And Dietz Roads .
Jeff Miller (Ken Nichols) moved that we accept the preliminary plat
with the consideration that the engineer will have to address the
complete project. Contractor to check with school system and make
sure that they agree with the way contractor has planned entrance
on to school area and that the whole project will depend on future
annexation by the city. All approved.
5. Following approval of plats by engineer, plats are to be forwarded to
council for final approval.
6. One problem of concern to members of P&Z was traffic on Borgfeld Road.
It was discussed at length. Borgfeld Road is under the jurisdiction of Guad-
alupe County and at present time, insofar as we know, no plans
have been made to widen road.
7. Adjournment: Ken Nichols (E.C. Wiederstein) Made motion to adjourn meeting.
