Min P&Z 02/20/1984 PLANNING AND ZONING COMMISSION MINUTES OF THE FEBRUARY 20, 1984 MEETING 1 . CALL TO ORDER: 7:00 PM Lewis Borgfeld (Acting Chairman in absence of _. J. Miller, Chairman) 2 . ROLL CALL: Lewis Borgfeld, E.C. Wiederstein, A. J. Martin, Mike Absher, Ken Nichols (Absent - C.J. Miller and Gerald Thurman) 3 . BUSINESS AT HAND: Neil Fisher, PFA and Associates, appeared befo re Planning and Zoning Commission to request variance for Dobie Heights Subdivision. A . Lots on plat are mostly 50' x 100' or 5,000 sq . ft. (Ordinance requires 70' x 110'minimum_ (7700 SF) for single family units .) Request to vary lot size from 70' to 50 ' in width. A. J. Martin (Ken Nichols) moved that lot size variance be granted. All approved. B. Request for variance on length of main street, Dobie Boulevard. Request due to configuration of non-flood plain property and the lack of existing or proposed street extensions to the east. Ordinance requires 800 ft maximum. Outside the subdivision Dobie Boulevard is an additional 750 for a total of about 1 ,850 ft . A.J. Martin (Mike Absher) moved that variance be granted. All approved. C. Request for variance to ART VII, Par 7.7 BW which requests additional space be given beyond and adjacent to the 60 ft . electrical easement. Ken Nichols (A.J. Martin) moved variance be granted. All approved. 4. Mr. Borgfeld expressed concern that a copy of building restrictions was- not available. 5. The subject of fire hydrants was addressed. Mr. Wiederstein indicated that the CVFD would prefer that all fire hydrants be located on the corner of the block rather than the middle of the block. 6. Mr. Fisher informed P&Z in accordance with Mr. Mullins request, (1) that the sewer manhole- rings & covers were all air tight and (2) that the sub- division is far enough out of flood plain that it will not be a matter of concern. 7.
