MINUTES OF PLANNING AND ZONING COMMISSION MEETING
MARCH 13, 1984
1. CALL TO ORDER: 7:00 P.M. Chairman C. J. Miller

4. APPROVAL,OFMINUTES OF FEBRUARY 20, 1984 MEETING.
CONSIDER FOR APPROVAL A PLAT FOR UNIT 4 CIBOLO NORTH SUBDIVISION
AND VARIANCES AS MAYBE REQUESTED.
Variance requested by Mr. Vaughan were discussed at length. Particularly
the request for 60' front. Mr. Vaughan assured the P&Z that while
the front footage on the lots (especially on the cul-de-sac) varied that
the lots contained 7,000 SF as required by ordinance.
The variances requested are the same variances that have been requested
by Mr. Vaughan since he began building in Cibolo. (Copy attached) .
Mr. Brooks pointed out that fire plugs were not indicated on plat. After
discussion Mr. Vaughan stated it was an over-sight but he would add as
many as required. The P&Z agreed to leave this point up to Mr. Tolle
when he installs water and sewers for Mohawk Dr. and Navajo Circle.
Ken Nichols (Lewis Borgfeld) moved that requested variances be granted
contingent upon the lots containing no less than 7,000 SF.

6. REVIEW DOBIE HEIGHTS SUBDIVISION PLAT.
The P&Z approved requested variances on Dobie Heights Subdivision
at their February 20, 1984 Meeting. Subsequently, the Council
requested that lot sizes be increased, fire plugs located on street corners
for easy access, and that builder specify that homes will be three-
quarter masonry construction.
Mr. Neil Fisher, PFA Associates, submitted revised plat (60' front lots)
reducing number of lots in subdivision from 48 to 40; fire plugs located
as requested and Mr. Fisher assured P&Z that developer would specify
three-quarter masonry construction.
P&Z noted changes and requested plat be forwarded to Council for final
action.
7. REVIEW AND TAKE APPROPRIATE ACTION ON DOBIE HEIGHTS INDUSTRIAL PARK PLAT.
Ken Nichols (Gerald Thurman) moved that Dobie Heights Industrial Park Plat
be approved contingent upon approval of the right-of- -way by the railroad.
All approved.
8. COMMENTS BY MAYOR ABOUT A PROPOSED FM 78 BY-PASS ROUTE.
Map of proposed FM 78 by-pass was displayed and Mayor Little briefed P&Z
on proposed route. They were invited to attend March 22 Public Hearing
and get the answers to their questions from the State Highway Department.
9. CONSIDER AND TAKE ACTION AS APPROPRIATE TOWARD ESTABLISHING REGULARLY
SCHEDULED P&Z MEETINGS.
The members of P&Z agreed to establish the second Tuesday of each
month as their regular meeting date. At the present time the meetings
will be on an as-required basis.

10. APPOINTMENT OF VICE-CHairperson and secretary for the P&Z CQnTnission
Mr. A. J. Martin volunteered to serve as Vice Chairperson and
Mr. Mike Absher volunteered to serve as Secretary. All approved.
11. ADJOURNMENT: 8:35 PM Ken Nichols (A.J. Martin) moved meeting adjourn.
