Min BOA 07/07/1987 CITY OF CIBOLO MINUTES OF BOARD OF ADJUSTMENTS JULY 7, 1987 THE CIBOLO BOARD OF ADJUSTMENTS MEET IN A CALLED MEETING ON TUESDAY, JULY 7, 1987 AT 6:45 P.M. , AT THE CI_BOLO CITY HALL, 109 SOUTH MAIN STREET, CIBOLO, TEXAS. THE AGENDA WAS AS FOLLOWS: 1. CALL TO ORDER. Mayor Sam Bauder called the meeting to order at 6:45 P.M. 2. INVOCATION. T.J. Harris gave the invocation. 3. ROLL CALL. Members present at roll call were: Tex Farnsworth, Billie Little, Sam Bauder, Charles_ J9upe & T.J. Harris._ =MrDelgado arrived at 6:55 P.M. 4. CITIZENS TO BE HEARD. No citizen ask to be heard. 5. APPROVE/DISAPPROVE RECOMMENDATION FROM PLANNING AND ZONING TO AMEND SECTION III: COMPREHENSIVE ZONING REGULATIONS 7a, (1-4) . Tex Farnsworth (T.J. Harris) made the motion to approve the changes recommended by the Planning & Zoning Committee on Section . -III , Comprehensive Zoning Regulations 7a (1-4) with the main correction in (c) REAR YARD, Item #2 to read "Permitted accessory buildings will be setback five (5) feet from the rear property line, and not to extend closer than five (5) feet from the bordering property line or utility easement nor closer than a minimum of five (5) feet to any building.:, or structure on the same lot. " All Approved. Motion Carried. 6. APPROVE/DISAPPROVE RECOMMENDATIN FROM PLANNING & ZONING TO ALLOW A _ FRONT SETBACk OF 20' ON NOTCH LEAF AND SCOTCH ROSE LANES IN THISTLE CREEK. Charlie Jupe (T.J. Harris) motioned to approve a variance of twenty ( 20) feet front setback on Notchleaf and Scotch Rose Lanes in Thistle Creek. t Mr. - Rob Sult, Crow Development , addressed the Council and explained the concept of a 20' setback allowed the builder to chose, with the exception of the corner lot which must be a 25 ' setback, the flexibility of staggering houses to allow certain lots a larger back yard. Mr. Sult presented pictures of other subdivisions showing the 20' verses the 25 ' setback. Tex rarnsworth ask Mr. Sult when the City could expect Crow Development to start Phase II - of Thistle Creek. Mr. Sult expressed that he hoped within a year. Mr. Tino Delgado ask about the proposed park for Thistle Creek. Mr. Sult stated that the park could not be built until the streets are graded in Phase II . All Approved. Motion Carried. • 7.
