JOINT PUBLIC ZONING HEARING
THE CIBOLO CITY COUNCIL AND PLANNING & ZONING COMMISSION CONVENED IN A
JOINT PUBLIC ZONING HEARING ON TUESDAY, FEBRUARY 25, 1997 AT 6:30 P.M. AT THE
CIBOLO MUNICIPAL BUILDING, 109 SOUTH MAIN STREET, CIBOLO, TEXAS. THE
FOLLOWING WAS THE ORDER OF BUSINESS:
I. CALL TO ORDER-MAYOR BAUDER AND CHAIRMAN BUELL
Mayor Bauder and Chairman Buell called the meeting to order at 6:30 p.m.
II. ROLL CALL.
Present were Mayor Bauder and Councilmen Jeff Miller, Charles Ridge, Mark Buell, and Bob Glisar.
Councilwoman Gail Douglas was not present.
Present were Chairman Buell, Al Rich, Dick Hetzel, Jamie Casarez, Max Harris, Billy Gibbs, David Sippel,
Fernando Felan,Ann Almond,and Ted Hollister.
III. INVOCATION.
Bob Glisar provided the invocation.
IV. PLEDGE OF ALLEGIANCE.
Chairman Buell led the pledge.
V. CITIZENS TO BE HEARD.
Mrs. Howe spoke in favor of re-zoning the property from commercial to residential. Additionally, Mrs.
Howe brought a letter of support for the re-zoning from her neighbor Judy Fones.
VI. DISCUSSION/ACTION ON RE-ZONING PROPERTY LOCATED AT 248
BORGFELD ROAD FROM COMMERCIAL TO RESIDENTIAL(Ri)
Council and Planning and Zoning discussed the change. Lot dimensions, acreage, and setbacks to Borgfeld
Road where discussed. Reasons for the requested change in zoning was asked. The two reasons where: 1)
If the land is subdivided in the future,the property owner does not want a commercial property next to her
house;and 2)the property owner experienced difficulty in selling her previous house due to its commercial
zoning. Commissioner Al Rich stated the city paid lots of money and spent several hours developing a
master plan. Mr.Rich suggested the commission consider the master plan. The master plan shows the area
as commercial and Mr.Rich addressed concerns for future re-zoning cases.
No action was taken,Planning and Zoning will make a formal recommendation to City Council at the next
regularly scheduled Planning and Zoning meeting.
VII. DISCUSSION/ACTION ZONING 13.231 ACRES OF NEWLY ANNEXED
PROPERTY(1996 ANNEXATIONS LOCATED ALONG NORTHEAST FM 78)
Council and Planning and Zoning discussed changing the temporary zoning of residential to commercial for
the newly annexed property's. The change would conform with the zoning of all FM 78 properties. The
master plan shows this area as commercial property.
No action was taken,Planning and Zoning will make a formal recommendation to City Council at the next
regularly scheduled Planning and Zoning meeting.
VIII. COMMENTS BY MEMBERS AND COMMISSIONERS
Commissioner Jaime Casarez asked what process the school district used in selecting its final site.
Mayor Bauder commented on the school selection..
IV. ADJOURNMENT
David Sippel motioned to adjourn. Seconded by Bob Glisar. Approved.
